General

The Webster Apartments provide safe, affordable, temporary residences for single women working, interning or studying in New York. The Webster promotes a healthy lifestyle, comfortable surroundings, and the opportunity for intellectual improvement, and good moral surroundings.

In person tours are not being offered at this time. Please check out our online photo gallery for photos and renderings of our building.  Check back frequently for updates on when tours will be available! 

Our minimum stay requirement is 31 days.

Meals

Webster does not provide daily meals.

In accordance with our mission, each resident will receive a $100 weekly credit to use for Wonder Spot Food Delivery. This credit is built into the published room rates.

Wonder Spot allows residents to order freshly cooked meals from a variety of restaurants/cuisines right on their app. Meals are then individually packaged and delivered to Webster at a designated lunch time and dinner time 7 days a week.

No. The food service and credit are included in all room rates in accordance with our mission.

Studio rooms do not include kitchenettes. 1 & 2 bedroom suites include a “kitchenette” which features a kitchen sink, a few kitchen cabinets, and a countertop for additional prepping space. Please view our rooms page for more details.

All rooms come standard with a large (4.9 cu. ft.) refrigerator and full-size microwave.

The room rates and fees include all utilities (water, sewer, gas, electric, trash cans, high-speed wifi, AC/heat), and a fully furnished room (bed, desk, dresser or closet, desk with chair, microwaves, and a refrigerator with a freezer), along with:

Included in the pre-arrival balance is Webster’s $300 annual amenity fee, which is paid upfront regardless of a resident’s approximate length of stay. The amenity fee will not be prorated for residents that depart within the first 12 months. After the 12 months of the resident’s stay, residents will be invoiced a $25 amenity fee along with their monthly rent through their departure.

Rooms

Rooms are assigned on a first come, first served basis depending on the room type you select. We cannot guarantee specific floors, closeness to elevators, etc.; however, if you have any special requests, please let us know by reaching out to [email protected] AFTER your application is submitted and we will do our best to accommodate.

Our building offers fully furnished single and double studios, as well as a limited number of 1 and 2-bedroom suites. All rooms have ensuite bathrooms. Rooms vary in size, and amenities.

Double rooms are available for students and interns only. Availability for double rooms is contingent on roommates with similar arrival and departure timelines (i.e. Roommates checking in between the 1st-15th of the month and checking out between the 16th-31st on the month). 

Yes. If you and a someone you know both applied for the same room preference and have similar arrival and departure timelines, please add your preferred roommate’s name in the specified field on the application. We will do our best to accommodate your roommate preference!

Residents are not permitted to paint or make alterations to their rooms. If a resident alters anything in their assigned room, they will have to repay the building for the cost of repairs and/or replacements. Do not put any nails, screws, hooks or sticky substances in/on the wall. You will be responsible for any damage caused to the room.

Since financial aid is typically paid to you directly, you will need to coordinate how the funds get from you or the school to Webster Apartments.

Rates vary based on the room type.

  • $2,000 per person per month for a double studio room (Double Occupancy Only)
  • $2,800-$3,125 per month for a single studio room (Single Occupancy Only)
  • $3,300-$3,925 per month for a 1-bedroom suite (Single Occupancy Only)
  • $4,200 per month for the 2-bedroom suite (Double or Single Occupancy. Only one unit available).

Residents can email [email protected] for room change requests. Webster will accommodate a room change based on availability, otherwise a resident will be placed on a waitlist for the residents requested room. Fees will apply for room changes. A list of room change fees will be provided to residents upon moving in.

In the event of an emergency, residents will be moved to an emergency room.

No. Residents are responsible for providing all of their own linens including pillows.

No pets of any kind are permitted in the building, including fish. Residents found with animals in their custody will be required to remove the pet immediately and could face fines for damages.

The owner of any emotional support animal (approved by Webster) or service animal is ultimately responsible for the actions of the animal. Residents must ensure proper noise control, hygiene, and care of their approved emotional support/service animal, so that it is not disruptive to the educational pursuits of the community. Before the animal is brought to the residence, all correct paperwork must be on file with Webster. Animals must remain in the resident’s assigned room at all times, with the exception of being taken outside.

Staffing

Webster will have 24/7 security at all times in the main lobby. There will be both internal and external cameras in some communal spaces in the building, as well as on the exterior of the building.

All residents will have photo IDs that operate as a key fob that they will need to scan when entering the lobby.

Webster will have 24/7 security and an in-house maintenance team. We will also have an on-site Resident Services Representatives.

Application Process

After submitting an application, all eligible applicants will be required to make a $500 payment towards their room & board balance to secure their reservation and receive a confirmation for their stay.

The balance of one month’s rent plus the amenity fee ($300) is due at least 8 weeks prior to check-in. For applicants with a check-in date within 8 weeks, the full pre-arrival balance payment will be due immediately upon receiving a confirmation letter.

After the initial stay, your rent will be due monthly. Monthly payments may be made using any of Webster’s accepted payment methods.

Some applicants require a guarantor.

Guarantors must meet the below requirements:

  • Gross annual income $75,000+
  • Satisfactory results on credit report run by The Webster Apartments (credit Score ≥ 650)

The guarantor will need to provide a valid government ID, complete a Guarantor Form, and provide proof of income.

  • Your Guarantor must complete the Guarantor Application and fill in and complete pages 1 through 4 of the Guarantor Agreement. They must bring the Acknowledgement (page 5) to be notarized.
  • Guarantors will need to upload their proof of income to the application:
    • Two (2) most recent consecutive pay stubs, OR
    • Most recent tax return (First two pages only, showing total income.

The Guarantor Agreement & Acknowledgement must be completed, signed, notarized, and uploaded to the Guarantor Application prior to being approved to stay at Webster Apartments. Your application will not be processed unless this document has been provided.

  • Note: if your guarantor is submitting a joint tax return, both individuals need to complete, sign and notarize the Guarantor Acknowledgement.

NOTE: Guarantor Agreement cannot be accepted via email. Guarantor is required to upload the Guarantor Agreement on the Guarantor application.

Guests

Yes, residents can have one (1) overnight guest at a time. Overnight guests must be 18 years of age.

Billing

No. Webster does not require a security deposit. Applicants will pay a $500 reservation fee to secure their reservation. This will then go towards their first month’s rent due prior to arrival.

Residents will be billed monthly during the last week of the month and invoices are due upon receipt. A billing calendar will be distributed upon your arrival.

Reservation payments ($500) and your initial balance (first month’s rent, $300 amenity fee less the reservation payment) may ONLY be paid via PayPal.

All subsequent invoices after arrival may be paid using any of the below methods:

  • ACH/Checking Account Payments
  • Debit or Credit Card Payments*
  • PayPal*
  • Wire Transfers

Payments by check or cash are NOT accepted.

All residents are required to pay an annual amenity fee for the following amenities:

  • 24-hour Security
  • Laundry Facilities
  • Study and Common Rooms
  • Mail & Package Service

Current rent rates will remain in effect through September. Rates are subject to change each October. Residents will be informed well in advance of any rate changes.

Check-in and Checkout

Residents may check in any time after 3:00pm EST.

Upon check-in, visit the security desk to obtain your room key and ID.

Formal Notice of Checkout

  • At least 8 calendar weeks prior to the date of checkout, all residents must submit a formal Checkout Notice online on the “Current Residents – Submit a Request” section of the website at least 8 weeks prior to their date of departure.
  • The approximate checkout date listed on your application is only used to confirm availability for your requested entire length of stay and ensure applicants are meeting the minimum 4 week stay policy.
  • All residents must submit checkout notices at least 8 calendar weeks prior to the date of checkout to avoid incurring an early checkout fee. Residents submitting requests to check out in less than 8 weeks, must submit a checkout notice within the first 48 hours of their arrival date to avoid incurring the early check out fee.
