GUEST ELIGIBILITY
To be eligible for housing at Webster Apartments, students, interns & trainee applicants must provide documentation which meets the below criteria:
- Female
- 18 Years or Older
- Enrolled in a/an:
- Undergraduate or graduate program at a college or university*
- Trade, technical or other school/certificate program (ie: performing arts, cosmetology, photography, culinary, etc.)*
– OR –
- Employed as an intern/trainee/fellow, etc. or received a NEW offer for an internship, traineeship, fellowship, clerkship, etc.*
*ALL student/intern/trainee applicants (except those in the US on a visa) must have a Guarantor to be eligible for housing.
GUARANTORS
All guarantors must meet the below requirements:
- Gross annual income $75,000+
- Satisfactory results on credit report run by The Webster Apartments (credit Score ≥ 650)

LENGTH OF STAY
The Webster Apartments offers guests the convenience of flexibility on their length of stay.
- In accordance with the mission of the organization, all new reservations require a minimum stay of 4 weeks. After the first 4 weeks, guests may stay month-to-month for a maximum of 5 years (cumulative) pending they remain eligible.
- The Webster Apartments does not issue lease agreements. During the application process, applicants will specify an approximate checkout date. This date is used to verify the applicant meets the minimum length of stay requirement and to confirm availability for their entire length of stay.
- All guests are required to submit a checkout notice to Guest Services at least 8 weeks prior to their departure date to avoid a fee.
PRIVATE ROOMS
With over 375 single-guest rooms, you get a private, fully furnished space to call your own. Room furnishings include a twin bed with protective covers on the box spring & mattress, dresser, desk, bookshelf, accent chair, area rug, window coverings, wall-mounted fan & light fixtures, and an in-room closet with digital safe and 10 hotel-style hangers. All guest room floors offer multiple shared bath areas with individual showers.

ALL-INCLUSIVE RATES
Webster’s Room & Board rates are all-inclusive* and billed bi-weekly (every other week) after the guest’s first 4-week stay.
- During the application process, the applicant’s GROSS annual income is verified by recent pay stubs (or, offer letter for new internship/traineeship, etc. offers only), and the room and board rate is established using the salary scale below.
- The guest’s room & board rate will remain in effect until Webster’s annual eligibility audit where guests are required to provide another copy of recent pay stubs.
- At that time, guest rates are subject to change based on the guest’s current salary and/or a cost of living adjustment.
- *Air conditioner rentals which include the window unit rental, installation and electric are available for the time period of 5/17/21 through 9/30/21 for a flat rate. Guests who wish to have an AC that are checking in prior to August 1, 2021 will pay $220 and guests checking in after August 1, 2021 will pay $110 regardless of their check-in date. Rates are not prorated to guest’s actual check-in date. Requests to rent an air conditioner may be made during the application process, or, at any time throughout the guest’s stay.

PAYMENTS & BILLING
Pre-Arrival
- Prior to arrival, all applicants are required to pay their initial room & board (first 4-weeks) and the one-time amenity fee ($215).
- After submitting an application, all eligible applicants will be required to make a $500 payment towards their room & board balance to secure their reservation and receive a confirmation for their stay.
- The room & board balance plus the one-time amenity fee ($215) is due at least 8 weeks prior to check-in. For applicants with a check-in date within 8 weeks, this payment will be due immediately upon receiving a confirmation letter.
After Arrival
- All guests are invoiced for room & board bi-weekly (every other week) on Mondays for 14 nights of room & board beginning the FOLLOWING Monday.
- Example:
- Guests are invoiced on Monday, October 14, 2019 for the 14-night billing period of October 21, 2019 through November 3, 2019
- Guests are then billed on October 28, 2019 for the 14-night period beginning on November 4, 2019.
- Approximately 2 weeks after arrival, new guests may receive a partial invoice to get their payments caught up to Webster’s regular bi-weekly billing cycle.

STUDENT, INTERN & TRAINEE APPLICATION PROCESS
- Prior to applying, applicants must confirm they meet the eligibility requirements and have reviewed all policies regarding pre-arrival payments and cancelling your reservation.

- Interns and Trainees must have an internship/traineeship offer letter from their internship employer or Training/Internship Placement plan (DS-7002) PRIOR to applying as it is required to upload this document to the application and will not be able to save and return to complete the application at a later time.

- Students must have proof that they are enrolled at a program at a college, university or trade school and have a valid government ID PRIOR to applying as it is required to upload this document to the application and will not be able to save and return to complete the application at a later time.
- Secure your Guarantor
- *ALL non-visa holder student/intern/trainee applicants must have a Guarantor to be eligible for housing. See guarantor requirements below.
- To ensure you do not hold up your application review process, secure your guarantor and have them get started on their application.

- COMPLETE the Student/Intern/Trainee Housing Application and upload the required eligibility verification documents listed below:
- PROOF OF ENROLLMENT or EMPLOYMENT:
- STUDENTS: Provide documentation from the Office of the Registrar that you are enrolled in the upcoming semester. This can be in the form of an email, letter from the Office of the Registrar or your academic counselor.
- INTERNS/TRAINEES,ETC.: Webster accepts a variety of documents to verify your internship. See Accepted Forms of Employment Eligibility Verification Documents for more information.
- IDENTIFICATION: Provide a copy of government issued I.D. (i.e.: Passport) for verification of your date of birth and gender.
- PROOF OF ENROLLMENT or EMPLOYMENT:
- SUBMIT your application for review.
GUARANTORS
- Your Guarantor must complete the Guarantor Application and fill in and complete pages 1 through 4 of the Guarantor Agreement and bring the Acknowledgement (page 5) to be notarized
- Guarantors will need to provide proof of income:
- Two (2) most recent consecutive pay stubs OR
- Most recent tax return (must be prepared by an accredited Tax Firm and/or a CPA/Financial Advisor unless you are self-employed) – First two pages only, showing adjusted gross income
- Guarantors will need to provide proof of income:

- The Guarantor Agreement & Acknowledgement must be completed, signed, notarized, and uploaded to the Guarantor Application prior to being approved to stay at Webster Apartments. Your application will not be processed unless this document has been provided
- NOTE: Guarantor Agreement cannot be accepted via email. Guarantor is required to upload the Guarantor Agreement on the Guarantor application.
- All applications will be reviewed by Webster’s Admissions Department within 2-3 business days.
- Applicants with incomplete applications will receive a request for additional information before moving on to the credit and background report process.
- Applicants who do not meet all of the intern eligibility requirements will be deemed ineligible and notified via email by Webster’s Admissions Department.
- Applicants who meet all of Webster’s eligibility requirements will receive a pre-approval letter via email indicating that a room is being placed on a temporary hold for the applicant’s requested date of check-in.
- The pre-approval letter will include the applicant’s check-in date and explanation of all pre-arrival monies due to include the room & board balance covering the first 4 weeks of stay.
- To secure the reservation, the applicant will be required to make a $500 payment towards their room & board balance within 5 days or the room hold will be cancelled.
- If the applicant cancels the reservation before arrival, a cancellation fee may apply.
- Within 2-3 business days of receipt of the $500 payment to secure the reservation, the applicant will receive a formal confirmation letter confirming their reservation and outlining their pre-arrival balance due AT LEAST 8 weeks prior to check-in.
- The pre-arrival balance will reflect their room & board balance less the $500 payment made plus the one-time amenity fee charge of $215.
- The pre-arrival balance payment may be made any time after receiving this letter but MUST be received at least 8 weeks prior to check-in.
- Failure to remit this payment 8 weeks prior to check-in may result in a cancellation of the reservation.
- If the applicant cancels the reservation before arrival, a cancellation fee may apply.
